Purpose and Effect
Two applications for consent have been submitted by the owner’s agent and will be heard by the Strathroy-Caradoc Committee of Adjustment. The purpose of Consent Application B16/21 is to seek permission to sever a parcel of land from an existing farm parcel comprised of 77.6 ha (191.8 ac). The proposed lands to be severed are approximately 38.65 ha (95.5 ac) in area, and have an approximate frontage of 578 m (1,896 ft) along Skinner Drive. The lands are currently in agricultural production. The proposed lands to be retained are approximately 38.97 ha (96.3 ac) in area, and have an approximate frontage of 580 m (1,903 ft) along Scotchmere Drive. The lands are also in agricultural production, and contain a single detached dwelling, agricultural accessory building, and two storage bins. The purpose of Consent Application B17/21 is to seek permission to sever a surplus farm dwelling on the proposed lot to be retained through Consent Application B16/21. The proposed residential lot would have a frontage of 98 m (321.5 ft) along Scotchmere Drive and an area of approximately 0.9 ha (2.45 ac).
The subject lands are within the agricultural designation of the Strathroy-Caradoc Official Plan and within the General Agricultural (A1) Zone of the Zoning By-law. The subject property is located at the corner of Skinner Drive, Amiens Road and Scotchmere Drive. The land is legally described as Lot 24, Concession 8 (Geographic Township of Caradoc), Municipality of Strathroy-Caradoc. See attached Map.

An appeal of a decision of the Committee of Adjustment to the Ontario Land Tribunal (OLT) shall be filed within 20 days of the notice of decision.
