Purpose and Effect
An Application for consent has been submitted by the owner and will be heard by the Strathroy-Caradoc Committee of Adjustment. The purpose of the Consent Application is to seek permission to sever a parcel of land from 85 Erie Street in Strathroy to create one additional residential building lot. The application proposes to sever a lot with an approximate area of 971 m² (10,452 ft²) and an approximate frontage of 19 m (62.3 ft) along Erie Street. The retained portion of the subject lands is approximately 770 m² (8,288 ft²) with a frontage of 17.4 m (57.1 ft).
To facilitate the proposed severance, an Application for Minor Variance has been submitted to be heard concurrently before the Committee of Adjustment. The purpose of the application is to seek relief from Section 4.23(20j) of the Strathroy-Caradoc Zoning By-law to permit two (2) residential parking spaces, whereas three (3) spaces are required for single detached dwellings. The application also seeks to permit a garden shed as the only structure on the severed lot, whereas the Zoning By-law requires a dwelling to also be located on the lot.
The subject lands are within the Residential designation of the Strathroy-Caradoc Official Plan and within the Low Density Residential (R1) Zone of the Zoning By-law. The subject property is located on the north side of Erie Street, between Adelaide Street and Caradoc Street South (County Road 81) in Strathroy. The land is legally described as Part of Lots 57, 58 and 59 of Plan 294; Parts 2 and 3 of RP 34R380; and Part 2 of RP33R12589, Municipality of Strathroy-Caradoc. See attached Map.

There is a 20-day appeal period from the date of the notice of the decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal. If a person or public body that files an appeal of a decision of the Strathroy-Caradoc Committee of Adjustment in respect of the proposed consent does not make a written submission to the Committee before it gives or refuses to give provisional consent, the Ontario Land Tribunal may dismiss the appeal.
