SUBJECT LANDS: 101 Bradley Avenue, Strathroy
PURPOSE AND EFFECT
An application for minor variance has been submitted by the applicant and will be heard before the Strathroy-Caradoc Committee of Adjustment. The purpose of the application is to seek relief from Section 4.2(2) of the Zoning By-law to permit a cumulative floor area of all accessory structures of 98.6 m2 (1,061 ft2), whereas 93.1 m2 (1,001.6 ft2) is permitted given the size of the main floor of the existing dwelling. The application also seeks relief from Section 4.2(6)(a) to permit an exterior side yard width of 1.067 m (3.5 ft) for an accessory structure, whereas the Zoning By-law requires the structure to be no closer to the exterior side lot line than the existing dwelling. The application will facilitate the construction of a 36.8 m2 (396 ft2) shed in the rear yard of the property.
The subject lands are within the Residential designation of the Strathroy-Caradoc Official Plan, and within the Low Density Residential (R1) Zone of the Zoning By-law. The subject property is located on the northeast corner of High Street East and Bradley Street in Strathroy. The land may be legally described as Lot 35-1 of Plan M39 (geographic Township of Strathroy), Municipality of Strathroy-Caradoc. See attached Location Map.

There is a 20-day appeal period from the date of decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal. If a person or public body that files an appeal of a decision of the Strathroy-Caradoc Committee of Adjustment in respect of the proposed consent does not make a written submission to the Committee before it gives or refuses to give provisional consent, the Ontario Land Tribunal may dismiss the appeal. If you wish to be notified of the decision of the Committee of Adjustment, you must submit a written request by mail or email to Eva Baker, Acting Secretary-Treasurer (see above).
