Purpose and Effect
An application for minor variance has been submitted by the applicant’s agent and will be heard before the Strathroy-Caradoc Committee of Adjustment. The purpose of the application is to seek relief from Section 9.5(5)(b)(x) of the Zoning By-law to permit a total floor area of 522.67 m² (5,626 ft²), whereas a maximum of 430 m2 (4,628.5 ft²) is permitted for any building or structure in the ‘R5-5’ zone. The application will facilitate the construction of a single-detached dwelling with attached garage.
The subject lands are within the Rural Residential designation of the Strathroy-Caradoc Official Plan, and within the site-specific Rural Residential (R5-5) Zone of the Zoning By-law. The subject property is located on the west side of Wilson Street, north of Longwoods Road (County Road 2) in Delaware West. The land may be legally described as Lot 8 of Plan 33M766 (geographic Township of Caradoc), Municipality of Strathroy-Caradoc. See attached Location Map.

There is a 20-day appeal period from the date of decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal. If a person or public body that files an appeal of a decision of the Strathroy-Caradoc Committee of Adjustment in respect of the proposed consent does not make a written submission to the Committee before it gives or refuses to give provisional consent, the Ontario Land Tribunal may dismiss the appeal. If you wish to be notified of the decision of the Committee of Adjustment, you must submit a written request by mail or email to Eva Baker, Acting Secretary-Treasurer (see above).
