Purpose and Effect
An application for minor variance has been submitted by the applicant and will be heard before the Strathroy-Caradoc Committee of Adjustment. The purpose of the application is to seek relief from Section 4.2(2) of the Zoning By-law to permit a cumulative floor area of all accessory structures of 153 m2 (1,639 ft2), whereas 98.8 m2 (1,064 ft2) is permitted given the size of the main floor of the existing dwelling. The application also seeks relief from Section 4.2(5)(a) to permit a height of 4.9 m (16.2 ft) for an accessory structure, whereas the Zoning By-law requires the structure to be a maximum height of 4.1 m (13.5 ft) given the height of the existing dwelling. The application will facilitate the construction of a 102 m2 (1104 ft2) shed with a height of 4.9 m (16.2 ft) in the rear yard of the property.
The subject lands are within the Residential designation of the Strathroy-Caradoc Official Plan, and within the Low Density Residential (R1) Zone of the Zoning By-law. The subject property is located on the west side of Adelaide Road, south of Newman Drive in Mt. Brydges. The land may be legally described as North Part Lot 18, Concession 1, (geographic Township of Strathroy), Municipality of Strathroy-Caradoc. See attached Location Map.

There is a 20-day appeal period from the date of decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal. If a person or public body that files an appeal of a decision of the Strathroy-Caradoc Committee of Adjustment in respect of the proposed minor variance does not make a written submission to the Committee before it gives or refuses to give aproval, the Ontario Land Tribunal may dismiss the appeal. If you wish to be notified of the decision of the Committee of Adjustment, you must submit a written request by mail or email to Eva Baker, Acting Secretary-Treasurer (see above).
