Purpose and Effect
An application for minor variance has been submitted by the applicant and will be heard before the Strathroy- Caradoc Committee of Adjustment. The purpose of the application is to seek relief from Section 4.2(2) of the Zoning By-law to permit a cumulative floor area of all accessory structures of 131 m2 (1,408 ft2), whereas 100.3 m 2 (1,080 ft2) is permitted given the size of the main floor of the existing dwelling. The application will facilitate the construction of a 37.2 m2 (400 ft2) carport in front of the existing detached garage.
The subject lands are within the Residential designation of the Strathroy-Caradoc Official Plan, and within the Low Density Residential (R1) Zone of the Zoning By-law. The subject property is located on the north side of Metcalfe Street West (County Road 9), just west of Victoria Street (County Road 44) in Strathroy. The land may be legally described as Part of Lots 10, 11, 12 of Plan 246, Municipality of Strathroy-Caradoc. See attached Location Map.

There is a 20-day appeal period from the date of decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal. If a person or public body that files an appeal of a decision of the Strathroy-Caradoc Committee of Adjustment in respect of the proposed minor variance does not make a written submission to the Committee before it gives or refuses to give approval, the Ontario Land Tribunal may dismiss the appeal. If you wish to be notified of the decision of the Committee of Adjustment, you must submit a written request by mail or email to Eva Baker, Acting Secretary-Treasurer (see above).
