Purpose and Effect
An application for minor variance has been submitted by the Applicant and will be heard before the Strathroy-Caradoc Committee of Adjustment. The purpose of the application is to seek relief from Sections 4.2(2) of the Zoning By-law to permit a cumulative floor area of all accessory structures of 98.5 m² (1,060 ft²), whereas 80.5 m² (866.4 ft²) is permitted given the size of the main floor of the existing dwelling. The application will facilitate the construction of a 34.8 m² (375 ft²) detached shed in the rear of the property. The subject lands are within the Residential designation of the Strathroy-Caradoc Official Plan, and within the Low Density Residential (R1-15) Zone of the Zoning By-law. The property is located on the west side of McNeil Street, north of Armstrong Street in Mount Brydges. The land may be legally described as Lot 12 of Plan 33M775 (geographic Township of Caradoc), Municipality of Strathroy-Caradoc. See attached Location Map.

There is a 20-day appeal period from the date of decision, in which time the decision of the Committee may be appealed to the Ontario Land Tribunal. If a person or public body that files an appeal of a decision of the Strathroy-Caradoc Committee of Adjustment in respect of the proposed consent does not make a written submission to the Committee before it gives or refuses to give provisional consent, the Ontario Land Tribunal may dismiss the appeal. If you wish to be notified of the decision of the Committee of Adjustment, you must submit a written request by mail or email to Eva Baker, Acting Secretary-Treasurer (see above).
