SUBJECT LANDS: 24648 Adelaide Road, Strathroy
Purpose and Effect
The Municipality is in receipt of an Application to rezone 24648 Adelaide Road (see location map). The lands proposed to rezone are 0.675 ha (1.67 ac) in size and are designated ‘Commercial’ in the Official Plan and within the ‘Low Density Residential (R1) zone’ in the zoning bylaw.
The proposal is to rezone the property from ‘Low Density Residential (R1) Zone’ to a site-specific ‘Highway Commercial (C2-#) Zone’ to permit the use of the lands for a mixed use building with commercial space at grade (approximately 838 m2) and 4 storeys of residential above. The site specific change is to permit a maximum 19.61 m building height to accommodate two additional floors of residential units within the building. The proposal also contains 94 parking spaces and will be subject a future Site Plan approval application.
The effect of the zone change is to permit a 838 m2 commercial space at grade and a 52-unit, 5-storey (19.5 m in height) high rise building on the lands.

The applicant, or any authorized person, appointed in writing and acting on behalf of the applicant, must attend this hearing. If you are aware of any persons affected by this application who have not received a copy of this notice, it would be appreciated if you would so advise them.
Public hearings are taking place in a hybrid format. If a person or public body would otherwise have ability to appeal the decision of the Municipality of Strathroy-Caradoc to the Ontario Land Tribunal but the person does not make oral submissions at the public meeting or make written submissions to the Municipality of Strathroy-Caradoc before the by-law is passed, the person or public body is not entitled to appeal the decision.
If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of Strathroy-Caradoc before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
Pursuant to Section 1.0.1 of the Planning Act and in accordance with Section 32(e) of the Municipal Freedom of Information and Protection of Privacy Act, it is a policy of the Municipality of Strathroy-Caradoc to make all planning applications and supporting material, including signed written submissions regarding the application and received by the Clerk, available to the public.
