Purpose and Effect
The Municipality is in receipt of an Application to rezone 24648 Adelaide Road (see location map). The lands proposed to rezone are 0.675 ha (1.67 ac) in size and are designated ‘Commercial’ in the Official Plan and within the ‘Low Density Residential (R1) zone’ in the zoning bylaw.
The proposal is to rezone the property from ‘Low Density Residential (R1) Zone’ to a site-specific ‘Highway Commercial (C2-#) Zone’ to permit the use of the lands for a mixed use building with commercial space at grade (approximately 838 m2) and 4 storeys of residential above. The site specific change is to permit a maximum 19.61 m building height to accommodate two additional floors of residential units within the building, allow for reduced drive aisles and allow for shared parking. The proposal also contains 94 parking spaces and will be subject a future Site Plan approval application.
The effect of the zone change is to permit an 838 m2 commercial space at grade and a 52-unit, 5-storey (19.5 m in height) high rise building on the lands.
Council is anticipated to make a decision on this application on November 7, 2022.
