SUBJECT LANDS: Part of Lot 20, Part 5, Concession 4 S.E.R. (Geographic Township of Adelaide), near the intersection of Saulsbury Street and Dominion Street
PURPOSE AND EFFECT
The Municipality is in receipt of applications for plan of subdivision to subdivide land, an Official Plan Amendment and a Zoning By-law Amendment in support of the development proposal. The applications relate to the lands located on the north side of Saulsbury Street west of Drury Lane (see location map). The lands are approximately 32.95 ha (81.42 ac) in size and are designated ‘Residential’ in the Official Plan and within the ‘Future Development (FD) zone’ in the Zoning By-law. The subdivision proposes 323 single detached dwelling lots, 20 townhouse lots and one medium density block (approximately 112 units but will be confirmed with a condominium application) along with this there are 10 internal public roads proposed that connect to Saulsbury Street, Dominion Street, Brennan Drive and Pannell Lane (see draft plan of subdivision). The proposal also includes a 1.648 ha park block and a 2.21 ha stormwater management block that and pedestrian link to the municipally owned parkland to the southeast. The Official Plan Amendment Application is to exempt the property from the requirement to complete a Secondary Plan. The Zoning By-law Amendment Application is to rezone the property from the ‘Future Development (FD) zone’ to ‘Low Density Residential (R1-#) zone’, ‘Medium Density Residential (R2-#) zone’ which will allow for above noted single detached dwellings, the medium density residential block would be zoned site specific ‘High Density Residential (R3-#) zone’ with the site specific zone removing apartment from the permitted uses and an ‘Open Space (OS) zone’ for the Stormwater and Parklands.
Council is anticipated to make a decision on this application July 18th, 2022.
