The Municipality of Strathroy-Caradoc has received the following Minor Variance Application that will be heard by the Committee of Adjustment on December 4, 2025. Please see attached the Notice of Public Meeting and Site Plan.

Purpose:

To seek relief from Section 4.2(5) of the Zoning By-law to permit an accessory building that is 7.16 metres (23.5 ft) in height, whereas a maximum height of 4.5 metres (14.8 ft) is permitted. The applicant is also seeking relief from Section 4.2(2) of the Zoning By-law to permit an accessory building coverage of 15.65% of the lot or 89.5% of the ground floor area of the dwelling, whereas it is not to exceed 15% of the lot coverage or 80% of the ground floor area of the dwelling. Lastly, the applicant is seeking relief from Section 4.6(5)(b) to permit a secondary suite that is 49.3% of the gross floor area of the main dwelling (101.8 m2), whereas it is not to exceed 40% of the gross floor area of the main dwelling or 75m2. The application will facilitate the construction of a two-storey accessory building in the rear yard which is to contain a 114.5 m2 (1,232 ft2) detached garage and 101.8 m2 (1,096 ft2) secondary suite above. 

The subject lands are located within the 'Residential' designation of the Strathroy-Caradoc Official Plan, and within the 'Low Density Residential (R1) Zone' of the Zoning By-law. The property is located on the south side of Adelaide Road (County Road 81), southeast of Lions Park Drive. The lands may be legally described as Lot 7 on Plan M6, Municipality of Strathroy-Caradoc
