| Purpose: |
The purpose of the consent application is to seek permission to convey a portion of land from 408 Metcalfe Street East (County Road 39) to be merged with the adjacent land to the south, municipally known as 31 Egerton Street. The parcel proposed to be conveyed is approximately 22 m? (237 ft?) in size, with 1m (3.3 ft) of frontage along Egerton Street and a depth of 20 m (65.6 ft). The purpose of the lot addition is to straighten out the property line for the development of a future garage at 31 Egerton Street. The minor variance application proposes to seek relief from Section 7.3(5) of the Zoning By-law to permit a rear yard depth of 6.4 m (21 ft), whereas a minimum rear yard depth of 10 m (32.8 ft) is required. This will recognize the reduced setback between the existing location of the multi-unit dwellings and the rear yard lot line due to the lot addition. |
